UMBI (a former warehouse) is a six storied plus basement and penthouse fire resistive structure. This building formerly was owned and operated as a warehouse by the Hutzler Brothers Company, a local chain of department stores. The facility houses research laboratories, cold rooms, conference rooms, offices and related spaces. The basement and penthouse contain the buildings mechanical and electrical equipment. a separate room on the southwest corner of the roof houses the facilities emergency electric generator. An atrium from the forth level through the penthouse to the roof is present. There are two remote enclosed fire constructed rated stairways leading to the public way. animal holdings quarters are located on the first level, south side of the building.

The structure is totally protected with a "looped" wet pipe sprinkler system. Perimeter sidewall sprinkler heads have been installed within the top of the atrium and at each floor level perimeter of the atrium. Each floor and the atrium loop is a separate sprinkler zone. A dry pipe system protects the loading dock located on the southwest side of the facility. A 750 gpm fire pump located in the basement provides the required pressure for the entire building. Class I standpipes with 2 1/2 inch fire department hose valves are located at each floor landing within the two stairways and elsewhere within the building.  Each floor is a separate sprinkler zone consisting of water floor/alarm, valve tamper device and inspectors test unit.  A fire department Siamese and fire pump test header is located on the Northwest (Lombard Street) exterior of the building.  Knox FDC caps have been installed on the fire department connection to prevent vandalism.

Portable fire extinguisher's are located throughout the facility.

The facility is equipped with an "addressable" fire alarm system consisting of manual pull stations, audible and visible warning devices, smoke, heat, detectors and beam detectors (located at the top of the atrium) which transmits an alarm to the Pine Street Police Station. the type and location of the audible and visible devices meet applicable ADA requirements. Some of the audible devices in the building have been deactivated because there are too many and the noise level is too high.

The atrium is equipped with a smoke removal system interconnected into the buildings fire alarm and HVAC systems.

A courtyard and parking area has been located on the west side of the facility. An appropriate number of handicapped parking spaces has been reserved.

Access for persons with disabilities is via elevator.

A Knox Box has been installed next to the fire alarm annunciator with keys for elevators, mechanical areas, electric areas and fire alarm panels to be used by the fire department as needed.  A key for the Knox FDC caps is also located in the Knox Box.

This building is multi-classified as Business and Industrial occupancy.
